Tenant Charges
At Craven & Company we believe in complete transparency when it comes to tenant charges. This is a breakdown of the charges that may occur when you rent a property through Craven & Company.
Reserving A Property
To secure a property a property you would be required to submit an application along with the necessary requested additional proof requested on the application form.
A guarantor may be required subject to the outcome of your referencing and/or your personal circumstances .
Holding Deposit will be payable on submission of your application and will amount to the equivalent of one weeks rent. Once paid there is a 15 day deadline for agreement. If the application is successful monies will be applied towards the first payment of rent . If the Landlord decides not to enter into a tenancy the holding fee will be repaid within 7 days of this decision .
The holding fee can be retained by the Landlord or Agent subject to any breaches under the terms and conditions of the Tenant Fees Act 2019 and we will supply written notification within 7 days of this decision.
The deposit would be equivalent to 5 weeks rental amount and we are members of the government backed Deposit Protection Scheme (DPS). The deposit will be registered within 30 days of the start of the tenancy. If your Landlord manages the property it will be their responsibility to register the deposit with their government backed scheme.

Right To Rent
From 1 February 2016 all occupiers of private rented accommodation in England, aged 18 or over must prove that they have the right to live in the UK legally. As part of the referencing process your Right to Rent in England will be verified.
